Tips and advice to help you sell your house.

A little time and effort can help your house stand out from the others and even improve its value. The following tips will help your house sell faster and at the best price possible.

Think of yourself as a prospective buyer of your house. What are your thoughts as you pull up in front of the house for the "first" time, walk through the front door, walk through each room? Take note of any areas of concern and correct them.

- First impressions. Make sure the lawn is well manicured and shrubbery is neatly trimmed. Keep the walkway and front doorway/porch free of clutter. The front door should be in good shape. It may need to be cleaned or painted.

- Cleanliness. Clean houses sell faster than dirty ones. The cleaner the house is, the better. Check carpets, woodwork, ceiling fans, faucets, mirrors,  counter tops, shelves, stairways, and any thing else you can see.

- Maintenance. Keep home repairs up to date. Replace blown bulbs, fix loose door knobs, repair leaky faucets, and anything else that might make someone think the house is not well maintained.

- Clutter. Keep the house clear of any unneeded items. Too many items in any area or room can make the space seem smaller than it actually is.

- Closets. Organize your closets and keep them neat. The clutter point above applies here.

- Light. Letting the sun shine in and turning on lights in your house helps to make the house feel more open and inviting.

- Invisibility. Make every attempt to be away from your house while it is being shown to possible buyers. Being at home can make some buyers uncomfortable causing them to rush through the house. If you cannot avoid being home, try to keep a low profile or even stay outside to help the buyer feel more comfortable while looking at your house.

- Listen. A good real estate agent is there to help you sell your house. Following your agents advice on repairs, improvements, and even selling price will help you sell your home as quickly as possible.
